What growing businesses look for in a London office

Flexibility, light and a building that supports the way teams actually work now.

Conversations with tenants across our portfolio point to a clear shift in what growing businesses want from an office. Location still matters, but it is no longer the only thing on the list.

Flexibility first

Businesses want room to grow without committing to space they do not yet need. Shorter initial terms, options to expand within the same building and fitted space that is ready on day one are all high on the wish list.

Space that earns the commute

Teams that split time between home and office want the office to offer something home cannot: good meeting rooms, places to collaborate, natural light and somewhere comfortable to take a break.

The office has become a place people choose to go, so it has to be worth the journey.

Buildings with a community

Tenants increasingly value the people around them. Shared facilities, events and a network of nearby businesses can lead to new clients, suppliers and friendships. That is a big part of why we created the LRP Business Community.

Sustainability as standard

Energy performance, cycle facilities and well-run buildings are now expected rather than optional, both for running costs and for the businesses’ own commitments.
